Your DSCR
--
Enter the monthly income, loan amount and a rate from your own quote. Taxes, insurance and HOA are optional but make the result realistic.
Which income number should I enter?
Use the number a lender would use. For a seasoned listing, that is often a 12-month average of platform payouts. For a new listing, try a conservative market-data estimate, and then try long-term market rent as a stress test. Valley STR income is seasonal, so a few strong winter months alone will overstate the average. See how lenders count Airbnb income.
What the calculator leaves out
The DSCR formula uses principal, interest, taxes, insurance and HOA dues. It does not include cleaning, supplies, utilities, platform fees, pool service or management. Those affect your real cash flow, so budget them separately. The result is an estimate from your inputs, not a loan offer.
When the numbers look workable, send the scenario and we will compare wholesale programs that read STR income the way your math assumes.
