Loan purpose: purchase

Financing the Purchase of a Phoenix or Scottsdale Short-Term Rental

TL;DR: An STR purchase DSCR loan lets you buy a Valley home to list on Airbnb or VRBO and qualify on the property's projected income rather than your W-2 or tax returns. Because the home has no booking history yet, the lender's income method decides the outcome. Check HOA rules, city licensing and the income approach before you are under contract.

Why buying an STR is different from buying a long-term rental

On a long-term rental purchase, the appraiser estimates market rent and the lender plugs it into the DSCR formula. On a short-term rental purchase, the home has no booking history under your ownership, even if the seller ran it as an Airbnb. Lenders handle that gap differently, and the method they choose often matters more than the pricing.

Some programs accept a third-party short-term income projection for the specific address. Some ask the appraiser to complete a short-term rent analysis. Others ignore projected nightly income and use long-term market rent only. If you are buying a Scottsdale home because of its vacation rental potential, a program that only reads long-term rent may undersize your loan.

What to check before you sign a purchase contract

The most expensive mistakes on Valley STR purchases happen before the loan application. Run through this list while you are still evaluating the home:

  • HOA and CC&R rental clauses. Arizona law limits what cities can do to restrict STRs, but it does not override private covenants. Many master-planned communities and condo projects across Phoenix and Scottsdale restrict rentals under 30 days. Read the clause first. Our HOA and condo guide explains what to look for.
  • City credential timing. Phoenix requires an STR permit; Scottsdale and Tempe require an annual license. You generally apply after you own the property, so plan the gap between closing and your first booking.
  • TPT licensing. Every Arizona STR needs a transaction privilege tax license through the Department of Revenue.
  • Phoenix ADU rule. If the deal depends on renting a newer Phoenix accessory dwelling unit short-term, read our Phoenix ADU guide first; the owner-on-site requirement does not fit an investment-only loan.
  • Condo project type. Resort-style buildings with rental desks or mandatory rental pools can fall outside many DSCR programs.

How a purchase DSCR is calculated on a new listing

Take a four-bedroom home in north Phoenix with a pool. Suppose a program accepts a market-data estimate that supports $6,000 a month of average short-term income, and the projected payment is $4,600 including principal, interest, taxes, an STR-use insurance policy and HOA dues. The ratio is 6,000 / 4,600 = 1.30.

Now suppose a different program uses long-term market rent of $3,900. The ratio drops to 3,900 / 4,600 = 0.85. Neither number is right or wrong; they reflect different underwriting philosophies. A deal that only works on projected booking revenue needs a program built for that and usually more cash in the deal or more reserves.

Budget for the costs the loan will not cover

Short-term rentals carry setup costs that long-term rentals do not: furniture, linens, kitchenware, smart locks, photography and sometimes pool or yard upgrades. Those costs are usually not financed in a DSCR loan, so plan them as separate cash on top of your down payment and closing costs.

Lenders also look at reserves, meaning cash you will still have after closing. STR files sometimes ask for more reserves than long-term files because the income is less predictable. Ask early so the reserve requirement does not surprise you at the end.

Holding title in an LLC

Many Valley STR investors buy in a limited liability company. Most DSCR programs allow it, and the lender will ask for the articles of organization, operating agreement and an EIN letter. Usually the members sign a personal guarantee. Set up the entity before you are deep into the transaction so its documents are ready when underwriting asks.
